Payments: A 50% deposit is required at the point of reservation and is not refundable.For your convenience we would send a Paypal invoice for electronic payment. Please note this transaction can be paid like any other and you do not need to have your own Paypal account
A deposit is required to secure any reservation with the outstanding balance being required no later than 28 days prior to your arrival date. For late bookings made within 28 days prior to arrival full payment will be required to secure your reservation.
Cancellation: We suggest you are insured since No refund would be paid.
Access: Please read the Access Statement on our website and satisfy yourself that your party will be able to cope with all aspects of the accommodation.
Pricing: Accommodation is priced for the stay and type of rate you have requested. The price includes any supplements, discounts or offers applicable to you at the time of booking. We have agreed with you a price in advance for your stay. It will be neither increased nor decreased to reflect prices which may be or may have been applicable through other channels or on other dates.
Non-Availability of Accommodation: We would only cancel your booking if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation. If this was not possible, or was unacceptable to you, then we would refund all monies paid by you for the booking. Our liability would not extend beyond this refund.
Arrival and Departure : Rooms are available from 12.30 pm on the day of arrival. Rooms must be vacated by 11am on the day of departure, unless otherwise agreed.
Damage & Loss: Guests are responsible for any losses from or damage caused to the rooms, furnishings, fittings and equipment in them by any act, omission, default or neglect and will pay on demand the amount required by the owners to make good or remedy any such damage or loss.
Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
Problems with Accommodation: There will, from time to time be a problem with some aspect of the accommodation we provide. Most problems can be remedied quickly and easily and we ask that you bring any problems to our attention immediately so that we have an opportunity to put things right. We will not consider any claims for compensatory adjustments to your account unless you have done so.
Smoking: Smoking is prohibited throughout the building. In the event that this condition is not complied with, we reserve the right to terminate the booking immediately without any liability for refund or compensation.
Pets: We cannot accept pets.
Respect for other Guests: You will be staying in our home and we reserve the right to judge acceptable behaviour, levels of noise or disruption by guests, and we will expect corrective action to be applied at our request. In the event of failure to comply, we may terminate the booking immediately without being liable for any refund or compensation and you will remain liable for the full cost of your booking.
